
Real estate tech startup Modulus Housing has raised INR 70 crore ($7.83 million) in a Series A funding round led by Kalaari Capital, Hero, and Samarthya.
The round also included participation from SVAS, Sigma, Zetwerk founder Srinath, Sanjiv Rangrass, and other investors. This marks Modulus Housing’s first investment from institutional backers.
The funding will help Modulus Housing expand its operations in India and select global markets, invest in advanced research and development, and develop a next-generation concrete modular system.
The company also plans to grow its cloud manufacturing network and expand the use of its green concrete technology for broader infrastructure projects.
Founded in 2018 by Shreeram Ravichandran and P. Gobinath, Chennai-based Modulus Housing builds modular buildings using a factory-made construction model. It partners with factories through a cloud manufacturing network and primarily constructs low-rise structures using its own products.
The startup operates in over 21 states and runs nearly 10 manufacturing plants across India. It has completed more than 1,200 projects and serves clients including Indian Oil, Tata Group, and L&T.
A significant part of Modulus Housing’s revenue comes from government and private sector projects.
The company is profitable, with total revenue exceeding ₹200 crore. Its operating revenue grew 38% to ₹54 crore in FY24, up from ₹39 crore the previous year. FY25 revenue figures have not been disclosed.
